The Rental Agreement contract (hereby known as the “Rental Agreement”) sets out the terms and conditions on which a tenant (the “guest” or “you") can rent accommodation (a “property”) through “Wengen Apartments”, through one of its booking agents, with the person who owns the property (the “landlord”), or the person authorised to arrange rentals of the property (the “host”). The Rental Agreement contract is concluded directly between the landlord and the tenant. By making a booking you agree to be bound by this Rental Agreement contract without a signature and legally bound its terms.
“Wengen Apartments” acts as an agent on behalf of the property owner (the “landlord”) in respect of any rentals or bookings for the property and this Rental Agreement is between you (the "tenant") and the landlord. As such, Wengen Apartments has no liability for any breaches of this Rental Agreement by the host or the guest. Wengen Apartments is the new business name for Swiss Maid Services.
Access to Wengen
You acknowledge that Wengen is a “car-free” village with no road access. Car parking is available in Lauterbrunnen at the train station. From there you take the train to Wengen which takes 11 minutes.
Down Payment - we require a low down payment of 20% of the rental price upon booking (due within 10 days of the booking date).
Final Balance Payment - the final balance payment is due 30 days before the arrival date.
Bookings within 31 days of the arrival date - the full payment of 100% of the total reservation price is required upon booking.

Credit Cards - We accept safe online payments by credit card through our secure website. Contact us if you require instructions or further information.
Important Note: We kindly request that you contact your bank or credit card company for authorisation before attempting payment by credit card to avoid the transaction being declined. Most banks and credit card companies have strict anti-fraud security systems which automatically decline foreign or unusual transactions without authorisation. You may also be required to enter your 3D Secure PIN code to confirm your identity and complete the payment. If you do not know your 3D Secure PIN, please contact your bank or credit card company before attempting payment.
All personal information of the cardholder is kept secure and confidential.
Bank Transfers - We accept payments by bank transfer. Our bank account details will be sent to you in the rental agreement email. Please add your name and booking reference number to the comments section of the bank transfer.
Bank Transfer Fees - Please note that you are responsible for paying all bank charges on international bank transfers including the local "landing fee" from the receiving bank (typically CHF12.00). Most banks allow you to choose to pay all charges for the recipient. Contact your bank for further instructions.
If you cannot take your holiday as booked, please notify the agency (Wengen Apartments) as early as possible. Flexible cancellation options are subject to the conditions in the Force Majeure section below.
The booking becomes legally effective on receipt of the down payment. The cancellation of the rental agreement contract by the guest (customer) can take place at any time and is requested in written form (e.g. by email). The following cancellation fees are retained by the service provider (“Wengen Apartments”), based on the total reservation price:
- Cancellation up to 31 days prior to arrival: 0% of the rental price (full refund).
- Cancellation within 30 to 15 days prior to arrival: 50% of the rental price.
- Cancellation within 14 to 0 days prior to arrival, no-shows: 100% of the total reservation price.
For a full refund of the down payment amount received, the guest must cancel at least 31 days before the arrival date of the booking.
Receipt of the notice by the agency (Wengen Apartments) during normal office hours between 9 a.m. and 5 p.m. is authoritative for the calculation of the cancellation charges (if received on a Saturday, Sunday or legal holiday, the next business day applies; this rule is based on the legal holidays and the time zone in effect at the residence or office of the agency). This rule also applies to notices delivered via e-mail, text message, Internet, fax, etc. or to the telephone answering machine. The lessee has the right to prove that the lessor incurred a lower loss as a result of the cancellation.
Reservations made through third-party companies or websites may be subject to additional cancellation charges.
If the originally booked rental period is not fully adhered to, the rent for the whole period is, nevertheless, still payable. Amendments to bookings by the guest (customer) may be subject to an amendment fee of 5% of the total reservation price.
We reserve the right to cancel your booking if payment is not received in a timely fashion.
We reserve the right to refuse, at our sole discretion, any booking.
The cancellation policy applies for cancellations by the guest (customer) under any circumstances. See the travel insurance section below for cancellation protection recommendations.
For your own protection, we strongly recommend that all guests take out comprehensive travel insurance at the time of booking for the duration of their trip. It is each guest's responsibility to ensure that their insurance policy has adequate cancellation, medical and third party liability cover to avoid unforeseen costs.
If you are unable to travel to Wengen as a result of travel restrictions or quarantine being imposed in Switzerland during the cancellation penalty period before the arrival date as a result of COVID-19, flexible cancellation options will be offered. These options will include alternative future dates or a full refund in the form of credit towards a future booking with us.
Flexible cancellation options are subject to the following conditions:
1. If new travel restrictions or quarantine rules are announced during the cancellation penalty period that prevents the guests from travelling to Wengen as booked, the guest must inform the agency (Wengen Apartments) that they wish to cancel their reservation within 7 days of the announcement.
2. The reservation is paid as scheduled. See your booking confirmation for payment due dates.
A refundable security/damage deposit of CHF 500.- is required. The security deposit is fully refundable within 14 days of departure, provided the following provisions are met:
- No damage is done to property or its contents, beyond normal wear and tear.
- No damage has been done to household appliances through incorrect operation or negligence.
- No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
- All non-recyclable garbage is placed in official taxed garbage bags.
- All recyclable garbage is taken to recycling points (i.e. glass, tin cans, plastic bottles, etc).
- All dirty dishes are placed in the dishwasher and cleaned.
- The main key is returned as instructed. Spare keys are left on the kitchen table and the unit is left locked.
- All charges accrued during the stay are paid prior to departure.
- No linens are lost or damaged.
- The renter is not evicted by the owner (or representative of the owner) or local law enforcement.
Any damage to the house or contents, caused by the Guests, must be paid for by the Guests. Damaged or unserviceable items must be replaced or paid for in such a way that the Host does not suffer any loss. Damage costs can be deducted from the Guest’s credit card
Inclusive Services & Fees
Our rates are all-inclusive. They include a set of linen & towels per person, final cleaning, all local Visitors’ / Tourist Taxes, heating and free WiFi internet.
No Daily Housekeeping Service
While linens and towels are provided, a daily maid service is not included in the rental rate. However, mid-stay cleans and changes of linen and/or towels are available at an additional rate. We do not permit towels or linens to be taken from the property.
SMOKING is NOT PERMITTED in any apartments or chalets.
PETS are NOT permitted any rental properties by default.
There are a few exceptions, however, where pets may stay with prior approval from the Host.
If approval is given, a CHF 50.- per pet fee applies.
Pet owners are responsible for cleaning up any/all pet refuse. Pets are not to be left alone in the apartment and are not allowed on furniture at any time. Any evidence of pets on furniture may incur additional cleaning fees. All items above are the sole responsibility of the pet owner. The property owners or Hosts assume no responsibility for illness or injury that humans or pets may incur while on the premises.
The maximum number of guests is limited to the number of persons booked. An additional charge per person per night for guests in addition to the maximum will be assessed. You must inform Wengen Apartments if additional guests will be staying.
Bookings during certain seasonal periods of the year require a minimum stay (e.g. 4 nights). If a rental is taken for less than the minimum stay, the guest will be charged the minimum stay rate (i.e. 4 nights). Longer minimum stays are be required during peak holiday periods. There is typically a 7-night minimum stay during the Winter Ski Season.
Property Rates and Pricing
Rental price rates are subject to change without notice.
Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
Any exceptions to the policies mentioned in this Rental Agreement or our Terms & Conditions must be approved in writing in advance.
Only proper firewood is permitted in fireplaces or wood-burning stoves. This can be obtained from the supermarket, grocery shop or local firewood suppliers. Any treated wood or other materials (e.g. plastics, cardboard, paper, etc.) should NOT be put in the fireplace.
NOTE: DO NOT PUT HOT ASH IN THE GARBAGE!
Waste Water Drainage
The wastewater drainage systems in the properties are very effective. However, they can clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other improper materials have been flushed and clogged the wastewater drainage system, you could be charged damages of up to CHF 500.
